Project description

Formerly the home of MG Rover, the site was sensitively transformed into the new heart of the community to provide a thriving commercial, leisure and retail destination set to generate more than 1,000 new jobs.

The project consisted of three lots: 

Lot 1: A 10,184 m2 Sainsbury’s superstore with fully-glazed atrium and undercroft car park, six single storey retail units and a three storey office block with a further eight ground floor retail units and centre management suite. This package also included the diversion of the River Rea during the construction of the new ‘Austin Park’ development.

Lot 2:  Large format retail units (4,383 m2) and a surface car park for 224 spaces. 

Lot 3: A 75 bedroom, four-storey Premier Inn hotel and three storey office block sitting on a podium structure with ground floor retail units, bars and cafés below. This building sits at the foot of the parkland and straddles the River Rea, which continues underground in a culvert drainage system.

All lots benefit from the public realm works and an extensive hard and soft landscaping scheme which comprises of some 700 mixed variety mature trees and 27,000 shrubs. This is complemented by bridges and boardwalks leading around the public realm and park.

During the 90,000 m3 cut and fill exercise at the start of the project, we balanced the onsite materials across each lot, negating the need to import or export fill material. A strict monitoring regime was implemented for addressing any contamination such as hydrocarbons, asbestos and obstruction from the former MG Rover works.
